Seller side

Seller and Listing Transaction Coordination

From the pre-listing checklist to the executed disclosure package, the listing side is a documentation exercise. Coordination keeps it that way.

Seller files begin before the contract does. Photography, sign and lockbox, vendor scheduling, MLS input, and the disclosure package all have to be assembled before the property is live. Once an offer is accepted, the file shifts to contract deadlines, buyer requests, repair negotiations, appraisal, and closing — and the disclosure record has to hold up to broker review at the end.

Wasatch & Coast coordinates the administrative side of listing files in Utah and California, from pre-listing preparation through the delivered compliance file.

Before the property goes live

Listing preparation is where a file either starts organized or starts behind.

  • Pre-listing checklist and timeline
  • Photography, sign, and vendor scheduling
  • MLS input support and listing document organization
  • Seller disclosure package assembly and delivery tracking
  • HOA, association, and property documentation requests

After the contract is accepted

The listing-side file then runs on the contract's dates and the buyer's requests.

  • Contract and counteroffer documentation
  • Deadline and contingency calendar
  • Buyer inspection and appraisal coordination
  • Repair request and response tracking
  • Title company and escrow coordination
  • Showing, lockbox, and vendor scheduling
  • Closing timeline coordination
  • Executed package and seller compliance file

Disclosures are a record, not a moment

Disclosure questions belong to you and your broker. What coordination does is make sure the package you identified is sent, delivered, signed, receipted, and filed — so the file shows what was provided, to whom, and when. In Utah that means the seller's disclosures and the REPC-based addenda; in California it means the disclosure package and its delivery receipts.

Scope

Wasatch & Coast provides administrative coordination. We do not provide legal advice, make legal determinations, or independently determine which forms or disclosures are required. Representation decisions, advice to clients, and verification of every deadline remain with the agent and broker.

Questions

Before you hand over the file.

Yes. Pre-listing coordination covers the checklist, vendor scheduling, and disclosure preparation before the property is active.

We track requests, responses, and scheduling. Negotiation and decisions about repairs stay with the agent and seller.
