Services & pricing
Coordination packages for Utah and California files.
Choose the level of coverage that matches how you work. Every engagement is scoped in writing, and every package states what is included, what is not, and what it costs.
Utah
Utah Transaction Coordination
Administrative transaction coordination built around Utah's REPC timelines, title coordination, and brokerage document requirements.
California
California Transaction Coordination
Professional administrative support built around California escrow coordination, C.A.R. disclosure workflows, contingency tracking, and brokerage documentation requirements.
Targeted support
À La Carte Transaction Support
Need help with a specific part of your transaction? Choose targeted administrative support without committing to a full-service package.
À la carte pricing applies to a defined scope of administrative work. Additional documents, follow-ups, or expanded services may require a separate quote. All work is subject to brokerage authorization and applicable law.

Find the Right Level of Support
The administrative baseline is identical across packages. Full service adds the coordination work that keeps a file moving without you chasing it.
Limited Coordination is ideal for agents who prefer to manage transaction communications themselves. Full-Service Coordination is designed for agents who want proactive administrative support throughout the transaction.
Terms
What to Expect
One set of terms applies to every package, so nothing has to be renegotiated mid-transaction.
Getting started
Services begin once the scope, rate, transaction information, and required brokerage authorization are confirmed in writing.
Communication
New inquiries receive a response within one business day. Active transactions receive scheduled updates based on the selected package.
Payment terms
Fees and payment schedules are predetermined in a written agreement and are not automatically dependent on successful closing. All payment arrangements are subject to applicable brokerage and licensing requirements.
Cancellation
No fee is charged before work begins. If services are canceled after work starts, completed work is billed according to the agreed fee schedule.
Professional responsibilities
Wasatch & Coast provides administrative transaction coordination support. The hiring agent and supervising brokerage retain responsibility for representation, negotiations, contractual decisions, required disclosures, and final compliance approval.
Rates shown are current published prices. Where a service is quoted on request, your written rate sheet controls. Nothing on this page is an offer of services until scope is confirmed in writing.
Estimator
Estimate the coordination fee.
Select the state, representation, and service level. Estimates use the published package rates and are confirmed in writing before any work begins.
Your side of the file
What stays with the agent, always.
Advise clients and make all representation decisions.
Determine which forms, disclosures, and dates apply to the contract.
Approve any document before it is sent to a third party.
Verify every deadline before relying on it.
Handle legal, tax, and lending questions with the appropriate licensed professional.
Pricing questions
What agents ask about fees.
Utah packages are published per transaction side: Limited Coordination is $450, Full-Service Buyer Coordination is $750, and Full-Service Listing Coordination is $850. Dual-side coordination starts at $1,250 and is quoted in writing. Individual administrative tasks are also available à la carte. Per-file engagements do not require a retainer, and scope is confirmed in writing before work begins.
California files carry different disclosure and contingency workflows from Utah files, and pricing reflects them: Limited Coordination is $650 per transaction side, Full-Service Buyer Coordination is $995, and Full-Service Listing Coordination is $1,095. Dual-side coordination starts at $1,650 and is quoted in writing. À la carte support is available for a single part of a file, and scope is confirmed in writing before work begins.
Yes. Per-file engagements are the most common arrangement. You choose the package, submit the file, and the scope ends at closing. Agents and teams who want ongoing coverage can move to a monthly retainer, but there is no requirement to commit to volume before the first file.
Per-file fees are invoiced according to your rate sheet, typically at setup or at closing. If a transaction is canceled before setup work begins, there is no charge. Once setup has started, work completed to that point is billed. Cancellation documentation is collected and the file is closed out and archived like any other.
The cleanest time is before the next contract is accepted, so the file is set up the day it opens. That said, we also onboard at acceptance and can pick up a file mid-stream when something has already slipped. The earlier the setup, the more of the deadline calendar is protected.
Use the Submit a Transaction form on this site. It collects the agent and brokerage details, property information, representation, package, contract and closing dates, and the title, escrow, and lender contacts we will need. Submitting the form starts a review; it does not create a service agreement. You will receive a confirmation and then a written scope before work begins.
